Well-maintained gas furnaces typically run 15 to 20 years. NYC humidity, dust, and short-cycling from oversized units shorten that. Annual combustion analysis adds years to the equipment.
AFUE is the annual fuel utilization efficiency rating. Older units run 70 to 80 percent. New high-efficiency condensing furnaces hit 95 to 98 percent. The difference is real money on your gas bill every winter.
